Board Member Needed

Voting for the upcoming Annual Meeting on November 18, 2021 is currently underway. Please mail in your ballot. The Board of Directors consists of three members. We currently have one vacant seat. If you would like to serve your community and meet the following qualifications, please contact Carmen Portela at or 949-450-0202.

Candidate Qualifications. Members seeking candidacy for a position on the Board must satisfy all of the following Candidate Qualifications at the time of nomination:

  • Record Owner.  The person must be the record owner of a Unit within the Association’s development.
  • Current in Assessments.  The person must be current in the payment of regular and special assessments owed to the Association. 
  • Membership for at Least One (1) Year.  The person must be a Member of the Association for at least one (1) year.
  • Past Criminal Convictions.  The person must not have had a past criminal conviction that would, if the person is elected, either prevent the Association from purchasing fidelity bond coverage required by California Civil Code section 5806 or terminate the Association’s existing fidelity bond coverage. Persons running for the Board shall disclose, at the time of nomination, the existence of any past criminal convictions.

Communitywide Projects Update

The Association communitywide projects of wrought iron repair, wood repairs and repainting have been reprioritized and the Association will be focusing on wood repairs. A community inspection was held the last week of July and the bidding process for wood repairs will begin soon.

Happy 4th of July

The Nevis Milano Board of Directors and Action Property Management would like to wish all homeowners a happy and safe 4th of July! We hope that you get to share this special day with family and friends.

This is a friendly reminder that fireworks, even “safe and sane” ones, are prohibited in the City of Laguna Niguel. You can anonymously report illegal or dangerous firework use by calling 714-538-3501. Please call 911 in the event of any urgent safety issue where there is a threat to life or property so emergency personnel can respond immediately.

Please refrain from using any personal fireworks on the property and plan on observing an approved fireworks display at a local venue.

We appreciate everyone’s cooperation in ensuring that this 4th of July is a fun and safe day for all residents!

Communitywide Wood and Wrought Iron Repair & Building Repainting Project

The Association will be undertaking a communitywide wrought iron repair, wood repair and repainting project, in which all of the damaged wood and wrought iron in the community will be repaired/replaced, and the buildings will be repainted in a new color scheme. Accord Construction Management was retained to prepare the scope of work, assist with the bidding process, and perform project oversight. The scope of work for the project has been approved by the Board and proposals are currently being solicited to complete the project. It is anticipated that the project will begin in the first part of 2021.

The Board of Directors has worked with Vista Paint to select a new color scheme for the buildings, which also includes the painting of the garage doors. The Board feels that the new paint colors will update the look of the community and enhance property values. A rendering of a sample building with the approved colors is posted on the Clubhouse door with the actual color swatches for residents to take a look at.

The Association will provide updates to the community regarding this project as it progresses.

New Parking Patrol Company

The Association has contracted with OC Patrol to begin parking patrol services effective September 1, 2020. They will be conducting once daily patrols to enforce the Association’s parking rules. Residents and their guests parking in violation of the rules will be issued a citation and possible tow, which will be at the vehicle owner’s expense.

Please make sure that you are using your assigned garage or carport for the parking of a vehicle to help ensure there is sufficient parking in the common area. It is against the Association’s governing documents to use the garage or carport for storage or any other purpose than parking. Residents who are found to be using their garage or carport for purposes other than parking will be sent a violation notice and are subject to fines if the issue is not resolved.

Lastly, the Board has suspended enforcement of the rule that requires that vehicles parked in common area parking spaces be moved at least every 96 hours (4 days) due to the pandemic and many people working from home. THIS RULE WILL START TO BE ENFORCED AGAIN BEGINNING SEPTEMBER 1, 2020. Please make sure that you and your guests are moving their vehicles every 96 hours to avoid a citation and possible tow.

Gym Closure

Dear Nevis Milano Residents,

Per the order from California Governor Gavin Newsom on Monday, July 13, 2020, the gym is closed until further notice.

Your understanding is greatly appreciated!

Annual Fire Inspection For San Michele Buildings

Interface Systems will be performing the annual fire inspection on Monday, July 13, 2020. This will only affect the two (2) buildings on San Michele. Alarms will be sounding intermittently throughout the day.

Technicians will need to access the interior of the units on San Michele to ensure the fire system equipment is in working order. Technicians will have gloves, masks, wipes, and sanitizer and have been instructed on social distancing protocol. Though we understand the sensitivity to allowing others inside the units due to the pandemic, the California Fire Marshal is requiring that all fire prevention and life safety systems are in working order and that the schedules for inspection, testing and maintenance be adhered to.

Amenities Reopening June 12, 2020

It has been determined that on June 12, 2020, the State of California and County of Orange will have progressed to Stage 3 of the State Resilience Roadmap. Therefore, the Nevis Milano Board has approved the opening of pool area and gym. The Clubhouse will remained closed for reservations at this time in order to limit gatherings.

Effective Friday, June 12, 2020 the Nevis Milano Board has approved a plan for reopening the pool area and gym subject to the guidelines published by the Orange County Health Department. The Pool Reopening Policy and Temporary Facility Use Rules which are now in effect. These documents are posted in the common areas and can be viewed at anytime on the Resident Portal under Rules, Policies and Procedures.

Please note that only one household may use the gym at a time due to its small size in order to facilitate adequate social distancing.

The use of the common area amenities is AT YOUR OWN RISK. “Self-regulation” will be required by the residents in the common areas. Only residents (no guests) are permitted to utilize the amenities at this time.

The pool area and gym are cleaned twice per week on Tuesdays and Fridays, and residents will be responsible for bringing disinfectant wipes and hand sanitizer to meet the hygiene requirements. Residents must wipe down/sanitize the equipment after each use.

The Board and Management greatly appreciate all residents’ patience and understanding as we navigate this unprecedented situation while keeping residents’ health and safety a priority.

Notification of Adoption of Revised Election Rules

Revised Election Rules that conform to Senate Bill 323 were recently mailed to the membership for your review and comment.  The Board of Directors reviewed and considered your comments during the Board meeting held on May 21, 2020. After careful review and consideration, the Election Rules were adopted as presented.
